When Polyaspartic Makes Sense

Polyaspartic floor coating is a polyurea-family resin that cures much faster than standard epoxy and resists UV light far better. In Oceanside it fits two common situations: floors that sit in direct sun, and households that cannot give up the garage for a week. HomeGuide gives polyaspartic a full cure of 1 to 2 days compared with up to a week for epoxy, and rates its UV resistance as excellent against epoxy's poor to fair.

Sun and color

Epoxy is a strong base, but it ambers when sunlight hits it day after day. In a garage that faces west with the door open, you can see the difference between the floor near the door and the back wall within a few years. Polyaspartic does not have that problem, so we use it as the topcoat on most garages and on every outdoor coating we install. For floors with heavy sun exposure, we may use polyaspartic for the full system.

Curing and scheduling

Polyaspartic sets fast, which shortens the job but means it has to be mixed and rolled in small batches by an experienced crew. The working time is shorter on warm afternoons. On Oceanside's marine-layer mornings in May and June, we check the slab for surface dampness before we start. HomeGuide lists polyaspartic as workable across a wide temperature range, from -30 to 140 degrees, but moisture on the surface still has to be dealt with.

Polyaspartic and epoxy compared

  • Cost: HomeGuide lists polyaspartic at $5 to $12 per square foot and epoxy at $4 to $10.
  • Cure: 1 to 2 days for polyaspartic, up to a week for epoxy, per HomeGuide.
  • UV: excellent for polyaspartic, poor to fair for epoxy.
  • Build: epoxy goes on thicker per coat, which helps fill minor surface flaws. Polyaspartic goes on thinner, so prep and patching matter more.
  • Lifespan: HomeGuide gives 10 to 20+ years for polyaspartic and 10 to 20 years for solid epoxy when properly installed.

Hybrid systems

Many of our garage floors use both: an epoxy base for build and bond, a flake broadcast, and a polyaspartic clear coat on top. You get the thickness of epoxy and the sun resistance and abrasion resistance of polyaspartic. We explain the trade-offs on site and list the exact system in your quote.

Is a one-day floor realistic?

For many garages, yes. With a polyaspartic system the coating can often be applied in one day, with foot traffic soon after and vehicles back within a day or two. Heavy prep, such as grinding off an old coating or filling a lot of cracks, can add a day. We tell you the schedule before we start.

Polyaspartic Floor Coating Questions

Is polyaspartic better than epoxy?

It is better in sun and when you need the floor back fast. Epoxy builds thicker per coat and costs a little less. For most garages here we combine them, with epoxy as the base and polyaspartic as the topcoat.

How fast can I park on a polyaspartic floor?

HomeGuide gives a full cure of 1 to 2 days. Foot traffic is usually possible within hours. We give you exact times for your floor based on the products and temperature.

Does polyaspartic yellow?

It is UV-stable, and HomeGuide rates its UV resistance as excellent. That is why we use it on garages with the door open and on every outdoor coating.

Can polyaspartic go over my existing epoxy floor?

If the existing coating is well bonded, yes, after it is sanded and cleaned. If it is peeling anywhere, it needs to come off first, because a new coat will not hold a failing one down.
