Rural Floors a Short Drive from Oceanside
Epoxy flooring in Bonsall covers more than the attached garage. Bonsall sits just east of Oceanside and Camp Pendleton, and the 2020 census found 97.1% of its residents living in rural areas. About 4,546 people live on roughly 13.6 square miles, around 334 per square mile. On lots that size, the concrete we coat is often a detached garage, a workshop or a storage building as well as the house garage.
Who lives here
Bonsall grew from 1,881 people in 1990 to 4,546 in 2020. In 2020 there were 1,789 housing units, and 73.4% of occupied homes were owner-occupied. Households average 2.76 people, and 60.4% are married couples. That is a lot of families with a car, a truck, tools and gear sharing one garage. A coated floor makes it easier to sweep, roll a creeper across, and wipe up oil.
After the Lilac Fire
The Lilac Fire in December 2017 burned 4,100 acres and hit the Bonsall area hard. Some properties here were rebuilt, and rebuilt homes and shops often sit on newer slabs. New concrete needs time to cure and dry before it can take a coating. We test moisture on every slab. If the concrete is still too wet, we will tell you to wait rather than coat it early. We also grind new slabs, because a smooth troweled surface does not give resin enough to grip.
Shops and outbuildings
A rural workshop sees more than a suburban garage does. Tractors and mowers drip fuel and hydraulic fluid. Heavy tools get dropped. Doors stay open and dust blows in. For those floors we usually recommend commercial and shop floor epoxy, a thicker system that stands up to rolling loads and chemical spills. Add a light texture where the floor gets wet, and use a lighter color if you want the space to look brighter.
Matching the system to the building
| Building | What we usually suggest | |---|---| | House garage | Garage floor coating with full flake | | Detached workshop | Shop-grade epoxy with a tough topcoat | | Sunny garage with door open | Polyaspartic topcoat for UV stability | | Patio or pool deck | Textured outdoor coating | | Converted garage or studio | Metallic epoxy |
History on the map
Bonsall has gone by several names. It was Mount Fairview when its first post office opened in 1871, then Osgood in 1881 after a railroad engineer, and finally Bonsall in 1890 after local minister James A. Bonsall. Voters turned down a Community Services District in 1988, and the area remains unincorporated. For you, that means county rules apply instead of a city building department, and many lots are not in an HOA at all. Garage interiors are your call. For outdoor slabs, check any recorded deed restrictions on your property.
Older slabs on rural lots
Many Bonsall homes went up during the 1990s and 2000s growth, when the population nearly doubled from 1,881 to 3,401. Slabs from that era are now 20 to 35 years old. Common problems we find on them:
- Settlement cracks running from corners and control joints
- Oil and fertilizer stains soaked deep into the tire paths
- Old paint or a thin kit coating that has started to lift
- Pitting near the garage door where water sits after rain
Each one is ground, filled or patched before the base coat goes down, so the new floor bonds to sound concrete.
Timing a job out here
Rural work takes a bit more planning. Detached buildings may not have the power we need for grinding, so we confirm power access on the first visit. We also ask about animals, gates and where trucks can park. On hot afternoons we work the cooler side of the day, and we keep dust inside the building with vacuum-attached grinders.

Bonsall Questions
Can you coat a newly poured slab on a rebuilt property?
Yes, once it has cured and dried enough. We test moisture before quoting. If the slab is still too wet, we will tell you how long to wait instead of coating it early.
Do you coat detached workshops and barns in Bonsall?
We do. Shop-grade epoxy systems are made for heavier use than a house garage, including equipment, fuel and dropped tools.
Can you price several buildings at once?
Yes. We measure each floor on one visit and give you a single written estimate with each building listed.
