Outdoor Coatings for a Semi-Arid Coast

Patio and pool deck coatings get a lot of use in Oceanside because so much of life here happens outside. Wikipedia lists about 10.27 inches of rain a year over roughly 34 days, so a patio is usable most of the year, and that also means it takes sun nearly every day. Bare outdoor concrete stains, cracks and wears rough. A coating seals it, adds texture for bare feet and gives you a color that fits the house.

What outdoor concrete needs

Outdoor coatings face more than an indoor floor. UV breaks down standard epoxy, so the wearing surface needs to be UV-stable. Water from sprinklers, pools and hoses means the surface must grip when wet. Slab edges and joints move with temperature, so cracks have to be repaired with flexible material. We choose systems built for outdoor use and do not use an interior garage system on an exposed deck.

Coating options for patios and decks

  • Flake system with UV-stable topcoat: for covered patios and side yards. Hides dirt and has light texture.
  • Textured polyaspartic: a sun-stable coating with added grit for exposed patios.
  • Cool-deck style texture coats: HomeGuide describes Kool Deck as non-slip and says it helps lower surface temperatures. We discuss this type of finish for pool decks.
  • Clear sealing: for decorative or stamped concrete that only needs protection. HomeGuide lists sealing at $1 to $3 per square foot.

Pool decks

Pool decks need traction, comfort under bare feet and resistance to pool chemicals. Smooth gloss coatings are not suitable around water. We use textured systems, keep coatings off the coping unless the system is rated for it, and plan joints so the deck can move. If the deck has wide cracks or heaving, we tell you whether coating is the right fix or whether the concrete needs repair first.

HOA approval

Patios, driveways and front walks are often visible from the street. California's Davis-Stirling Act governs planned developments and condominiums, and each association's CC&Rs bind its owners. If you live in a planned community, check with your HOA before we schedule. We can write up the system and color for your application.

Timing outdoor work

Outdoor coatings are scheduled around weather. We avoid rain days, which are few here, and check for dew on marine-layer mornings in late spring. On hot inland days in Escondido, Valley Center or Temecula, we start early so the coating is not going down on a slab that has been baking since noon. HomeGuide's epoxy guidance is an application range of 60 to 85 degrees under 85% humidity, and we follow each product's own limits.

Patio & Pool Deck Coatings Questions

Can you put epoxy on an outdoor patio?

Standard epoxy yellows in sunlight, so on exposed patios we use a UV-stable system, often polyaspartic, with texture added. Epoxy can still serve as a base under a UV-stable topcoat on covered patios.

How much does it cost to coat a pool deck?

HomeGuide lists epoxy pool deck resurfacing at $4 to $10 per square foot and Kool Deck coatings at $4 to $6. A 500 square foot deck would be about $2,000 to $5,000 at the epoxy range. Crack repair and texture choice change the price.

Will a coated pool deck be slippery?

We only use textured systems around pools. Smooth gloss finishes are for indoor floors. Texture can be adjusted, and we show you samples before we start.

Does my HOA need to approve a patio coating?

It depends on your CC&Rs. Visible exterior changes often need approval in planned communities. Check with your association, and we can provide a written description of the system and color.
