Why Flake Floors Suit Coastal Homes
Epoxy flake floors are the finish most Oceanside homeowners pick for a garage, and the reason is practical. A full broadcast of colored vinyl chips covers the base coat completely. The result is a speckled surface that hides sand, dust and small marks between cleanings and has a light texture underfoot. In a house a few blocks from the beach, where sand comes in on tires, sandals and boards, that matters more than a mirror shine.
How a flake floor is built
A flake floor is a layered system. After the slab is ground and repaired, we roll on a pigmented base coat. While it is wet, we throw chips across the whole floor until no more will stick, which installers call broadcasting to refusal. Once the base cures, we scrape and vacuum off loose chips, then roll on one or two clear topcoats that lock the flakes in. The topcoat thickness sets the texture: one coat leaves more grip, two coats give a smoother feel that is easier to mop.
Choosing chip size and color
Chips come in several sizes and dozens of blends. Larger chips read as bold and show the pattern from across the garage. Smaller chips look more like granite and hide dirt better up close. For homes near the beach, sandy tans, grays and mixed blends hide grit well. Very light blends show tire marks; very dark ones show dust. We bring physical samples so you can see them on your own floor in the light your garage gets.
Where flake floors work
- Garages that see sand, bikes, boards and wet gear
- Laundry rooms and mudrooms on a concrete slab
- Home gyms, where the texture helps with sweaty or wet feet
- Workshops and hobby spaces
- Small commercial spaces such as studios, salons and dealerships
- Covered patios, with a UV-stable topcoat
Topcoat choice for Oceanside sun
The base coat of a flake system is often epoxy, which bonds well to ground concrete. The topcoat is what faces the sun. HomeGuide rates polyaspartic UV resistance as excellent and epoxy as poor to fair, so we usually finish flake floors with a polyaspartic clear coat. Near the door of an open garage, that keeps the flake colors from going yellow over time.
Care
Sweep or dust-mop sand often, because grit under shoes and tires is what dulls a topcoat. Mop with warm water and a mild, non-acidic cleaner. Skip citrus and vinegar cleaners on a regular basis. Use pads under kickstands and jack stands. A flake floor that is swept and mopped keeps its look for years.
What This Covers
A flake floor job includes prep, the chip layer and the clear coats that seal it.
Full-broadcast chips
Vinyl flakes thrown into the wet base until the floor is fully covered.
Partial broadcast
A lighter scatter over a solid color for a cleaner, less busy look.
Chip size and blend
Small, medium or large flakes in a blend chosen from samples at your home.
Texture control
One or two clear topcoats, with optional grit added for extra traction.

How It Works
1. Pick the look
We bring chip samples to the estimate and help you choose size and blend.
2. Prep
The floor is diamond ground, vacuumed and repaired.
3. Base and broadcast
We roll the base coat and broadcast chips to full coverage.
4. Scrape and topcoat
Loose chips come off, then the clear topcoat seals the floor.

Epoxy Flake Floors Questions
Are epoxy flake floors slippery?
Less than a smooth gloss floor. The chips leave a slight texture, and a single topcoat leaves more of it. If the floor will get wet often, we can mix an anti-slip aggregate into the topcoat.
Do flake floors hide dirt and sand?
Yes, that is their main advantage. The speckled pattern breaks up the look of sand, dust and small marks. Mid-tone blends hide the most.
How long does a flake floor take to install?
Most garages take one to two days depending on prep and the products used. Polyaspartic systems cure fastest; HomeGuide gives a 1 to 2 day full cure for polyaspartic versus up to a week for epoxy.
Can a flake floor go on a covered patio?
Yes, as long as it gets a UV-stable topcoat and the slab is dry. For uncovered decks and pool areas we usually recommend a dedicated outdoor system with more texture.
What is the difference between full and partial broadcast?
Full broadcast covers the base completely with chips and hides the most dirt. Partial broadcast scatters chips over a solid color, so more of the base color shows and the floor looks plainer.
